Questions

VA loan FAQs

Who can get a VA loan?

VA home loans are available to eligible Veterans, active-duty service members, certain National Guard and Reserve members, and some surviving spouses. Eligibility is documented with a Certificate of Eligibility (COE), and I can help you request yours. Details are on VA.gov.

Do I need a down payment with a VA loan?

The VA home loan program doesn't require a down payment or monthly mortgage insurance for eligible borrowers, according to VA. Some situations, such as partial entitlement or a purchase price above the appraised value, can change that, so I'll look at your specific scenario.

What is the VA funding fee, and can I be exempt?

The VA funding fee is a one-time fee on a VA-backed loan that helps lower the cost of the program for taxpayers. It's based on the loan amount, the type of loan, whether it's your first use of the benefit, and your down payment. You can pay it at closing or finance it into the loan. Veterans who receive VA compensation for a service-connected disability, and certain others, are exempt. See VA's funding fee page, and use the calculator above to see how each option affects your estimate.

I'm PCS'ing to Cannon AFB. Can I start before I arrive?

Yes. Many service members begin the process before they arrive in Clovis. We can review your income, entitlement and goals, request your COE, and get you ready to make an offer when you're on the ground, subject to credit approval and property approval. Call or text me and we'll build a plan around your orders.

Does BAH count toward qualifying for a VA loan?

Lenders commonly consider military pay and allowances, such as Basic Allowance for Housing (BAH), when evaluating income. I'll tell you exactly what documentation is needed, such as your Leave and Earnings Statement (LES), so there are no surprises.

Can I use my VA loan benefit more than once?

Yes. VA loan entitlement can be used more than once under certain conditions, and the funding fee schedule differs for subsequent use. If you've used your benefit before, tell me about it and I'll help you see where you stand.
