Every year, the Federal Housing Finance Agency (FHFA) sets the conforming loan limit, the maximum loan size that Fannie Mae and Freddie Mac can buy. For 2026, the baseline limit for a one-unit home in most of the United States is $832,750, up from the year before. Higher limits apply in designated high-cost areas.
Why it matters for conventional loans
A "conforming" loan is one that falls at or below that limit and meets other agency guidelines. Loans above it are typically "jumbo" loans with their own underwriting. Most purchases in eastern New Mexico are well within the conforming range, but it's still the benchmark lenders use.
Why it matters for VA loans
VA's own circular on the 2026 limits points out that the conforming limit is part of the formula for Veterans who have partial entitlement, for example because they used a VA loan before and the entitlement wasn't fully restored. In that situation, for loans above $144,000, VA explains that remaining entitlement is figured by taking 25% of the conforming limit and subtracting the entitlement that was previously used and not restored. Lenders often cap the loan amount based on that remaining entitlement when no down payment is made. If you've used your VA benefit before, it's worth a conversation so we know where you stand before you start shopping.
Why it matters for FHA loans
FHA uses the national conforming limit as a dividing line for its annual mortgage insurance premium tiers, and HUD's 2026 mortgage limits are also tied to it. Homes in our part of New Mexico generally fall in FHA's lower-cost range, but I'll always check the exact limit for the county where you're buying.
What I'd do next
If you're not sure which loan type fits your budget and plans, start with the calculators on my loan pages, then give me a call. I'll help you compare VA, FHA, and conventional side by side. Limits change every year, and FHFA typically announces the next year's values in late fall, so I'll keep this page updated when that happens.
